Why buyers look at Dubai
Six general points. Each one is checked; ask us for the source behind any you rely on.
Between three continents
Dubai sits between Europe, Asia and Africa, with two international airports, Dubai International and Al Maktoum International.
A regulated market
Property sales are regulated by the Dubai Land Department and RERA, with escrow rules that cover payments for off-plan homes.
The tax position
The UAE does not levy personal income tax. Registration fees and service charges still apply, so ask us for the current costs.
Still being built
Road, metro and airport networks keep extending into the newer communities in the south and along the coast.
Everyday life
Beaches, schools, healthcare and dining, with newer communities planned around parks, walkways and shops.
Long-term planning
The Dubai 2040 Urban Master Plan sets out where the city is expected to grow and which centres it will connect.
Off-plan
Why buy off-plan
Payments spread over construction
Off-plan payments are usually split across booking, construction milestones and handover, and some plans continue after handover. Each project publishes its own split.
Early choice of units
Developers release projects in phases. Registering early gives you sight of launch availability, floor plans and pricing as they are released.
Payments held in escrow
In Dubai, payments for registered off-plan projects go into escrow accounts regulated by the Dubai Land Department.
Of the 127 projects listed, 91 publish a payment plan and 26 include payments after handover. The most common split is 20/30/50.
Before you invest
Four questions worth asking
- 01
What opens around it, and when?
Demand in a new community follows what opens nearby: employers, schools, transport and shops. Ask what is open today and what is still planned.
- 02
When do you pay, and how much?
Off-plan payments are spread across booking, construction and handover. Check each stage against your cash flow, including any payments after handover.
- 03
What must the developer deliver?
Compare the handover date, the escrow arrangement and the developer’s completed projects before you reserve.
- 04
What could change?
Prices, payment plans and handover dates can move. We confirm the current figures with the developer before you commit.
General information only, not financial advice. Property values and rental income can fall as well as rise, and past performance is no guide to the future.
