FAQ
New launches in the UAE: questions
Answers built from the current project data. Each project page also has its own questions.
What does off-plan mean?
Buying off-plan means buying a home before it is built, or while it is being built, usually on a payment plan spread across construction. You receive the keys at handover.
How many launches does PrelaunchUAE list?
127 pre-launch and new-launch projects in 70 areas across Dubai, Abu Dhabi, Ras Al Khaimah, Ajman and Sharjah: 103 launching now and 24 announced (project data as of 3 November 2026). Projects that are already on sale or sold out are not listed.
Which areas have the most projects?
By number of projects listed: Dubai South, Dubai Islands, JVC (Jumeirah Village Circle), Al Marjan Island and Business Bay. Each area has its own page comparing its projects.
Which developers are building in the UAE?
The listed projects come from 97 developers, including Aldar, DAMAC Properties, Meraas Developer, AYS Developers, Emaar and Palladium Prime Real Estate Development.
What types of home can I buy off-plan?
Apartments from studios up to 5 bedrooms, plus townhouses and villas in 21 projects. Each project page lists the unit types, sizes and prices the developer has published.
What do off-plan prices start from?
The lowest published starting price among the launches listed is AED 400,000, subject to availability. Prices move as units sell, so we confirm the current figure with the developer before you commit.
How do off-plan payment plans work?
Payments are split across booking, construction and handover, and some plans continue after handover. 91 of the listed projects publish a plan. Common splits include 20/30/50, 20/40/40 and 50/50 (booking / construction / handover, then any payments after handover). 26 projects offer payments after handover.
When are the listed projects due to complete?
Scheduled completions run from 2026 to 2031. Dates can change, and each project page shows the developer’s latest.
What fees apply when buying off-plan?
In the payment schedules that list fees, a Dubai Land Department (DLD) registration fee of 4% is due at booking (37 plans). Other fees vary by developer; we list them before you reserve.
Can buying off-plan lead to a Golden Visa?
Some property owners qualify for a UAE Golden Visa, depending on the property value and the current rules, including how off-plan property is treated. We check the rules that apply on the day you reserve.
